Key Responsibilities:
- Financial Planning & Budgeting:
Develop, manage, and monitor maintenance budgets with accurate forecasting, expense tracking, and cost control to prevent overspending. - Technical Expertise:
Manage the operation and maintenance of critical building systems, including HVAC, plumbing, electrical, and mechanical. Utilize advanced tools and software to ensure efficient management of these systems. - Compliance & Safety:
Ensure all maintenance activities comply with local building codes (specifically the Building SANS codes) and safety regulations. Stay updated with evolving regulatory requirements to maintain compliance across the board. - Coordination & Communication:
Collaborate effectively with internal teams, contractors, and vendors to plan and execute repairs, installations, and other maintenance tasks. Excellent communication skills are essential to coordinate maintenance activities smoothly across the organization. - Project Management:
Oversee multiple maintenance projects simultaneously, ensuring equipment repairs and replacements are timely, within budget, and performed to the highest standards.
Qualifications:
Experience and Educational Background:
- 10-15 years of experience in facilities maintenance or a related field, with a National Diploma (N6 or T6), NQF Level 6 (final stage of National Diploma, prepares for NQF Level 7).
- 10+ years of experience with a Bachelor’s Degree in Engineering (e.g., BEng, BSc), NQF Level 7 in relevant fields.
- 5-7 years of experience with a Postgraduate Diploma in Facilities or Maintenance Management, NQF Level 8 (specialization in relevant areas).
Ideal Candidate Profile:
- Extensive experience in a facilities management environment and expertise in maintenance management strategies and approaches.
ISO experience, including:
- ISO 9001: Quality Management Systems
- ISO 14001: Environmental Management
- ISO 45001: Occupational Health and Safety Management
- ISO 55001: Asset Management
- ISO asset information requirements
- Knowledge of Building SANS codes and experience with PAS 5500 and other asset management frameworks.
- Proficiency in Building Management Systems (BMS), CAFMS (Computer-Aided Facility Management Systems), and/or other asset management systems is a distinct advantage.
Skills & Knowledge:
- Strong leadership abilities with a proven track record in managing teams.
- Excellent communication skills to interact at all levels of the organization.
- In-depth understanding of building systems, including HVAC, plumbing, electrical, and mechanical systems.
- Proficiency in CMMS (Computerized Maintenance Management Software).
- Ability to manage multiple projects simultaneously while adhering to budgets.
- Exceptional problem-solving skills, organizational ability, and attention to detail.
- Proficiency in Microsoft Word, PowerPoint, and Excel.
- Thorough knowledge of local building codes, safety standards, and regulations.
